I have been sanding timber floors around Lake Macquarie for years. From waterfront homes in Warners Bay to weatherboard cottages in Toronto, every job teaches me something new about our local housing stock.

Lake Macquarie homes have their own character. Many properties built from the 1950s through to the 1980s have solid hardwood floors hiding under carpet. Tallowwood, blackbutt, and spotted gum are the most common species I come across. These timbers are incredibly durable when maintained properly.

Moisture is the big one. Being close to the lake means higher humidity, and that affects timber movement. I see cupping and crowning in homes that lack adequate subfloor ventilation, particularly in suburbs like Belmont and Swansea where properties sit close to the waterline.

Choosing the Right Finish for Coastal Conditions

I am a Bona certified applicator, and I recommend Bona Traffic HD for most Lake Macquarie homes. It handles humidity fluctuations well and provides excellent wear resistance for families. For lighter traffic areas, a Bona Mega ONE finish delivers a beautiful result at a lower price point.

Water-based polyurethanes have come a long way. They dry faster, have low odour, and do not yellow over time the way oil-based finishes do. That matters when you are living in the home during the work.

What to Expect From the Process

A typical lounge and hallway in a three-bedroom home takes two to three days. I start with coarse grit to remove old coatings and level the floor, then work through medium and fine grits for a smooth surface. Gap filling happens between sanding stages.

I apply three coats of finish as standard. Each coat needs drying time, which varies with temperature and humidity. I always factor in Lake Macquarie conditions when scheduling jobs.
