Typical Price Ranges
For a full sand and three coats of polyurethane, expect to pay between $40 and $55 per square metre. The exact price depends on the condition of the floor, the timber species, the finish you choose, and access difficulty.
A standard three-bedroom home with hallway (roughly 60 to 80 square metres of timber) typically comes in between $2,800 and $4,200. That includes sanding, gap filling, and finishing.
What Affects the Price
Floor condition: Floors with heavy old coatings, paint, or glue residue take more time and abrasives to sand. A floor that has been well maintained costs less to refinish than one that has been neglected for 30 years.
Board repairs: If boards need replacing due to termite damage, rot, or cracking, that adds to the cost. I charge for materials and labour on board repairs separately so you can see exactly what you are paying for.
Finish choice: Bona Traffic HD costs more than standard polyurethane, but it lasts longer. Over the life of the floor, it usually works out cheaper because you go longer between recoats.
Access and furniture: If I need to move furniture or work around fixed items, that adds time. Empty rooms are quickest and produce the best result.
Recoats vs Full Sanding
If your existing finish is still intact but looking tired, a maintenance recoat costs significantly less than a full sand. Expect $20 to $30 per square metre for a recoat, which involves light abrasion and two fresh coats of finish.
Recoats work well when the floor has surface scratches and dullness but no deep damage. I can assess whether a recoat will do the job or whether you need a full sand.
Deck Sanding Costs
Deck restoration is priced differently because of the extra preparation involved. Expect $45 to $65 per square metre depending on the timber condition and the coating system required. Decks exposed to Lake Macquarie weather often need more preparation than indoor floors.
